Affordable warehousing scheduled to ease stock frustration

The real lack of available industrial stock is still continuing to frustrate occupiers in Northampton says commercial property agent Prop-Search.  However, to some degree this is shortly to be relieved, with just under 100,000 of affordable warehousing scheduled to hit the market.

Acting as joint agent with Lambert Smith Hampton, Prop-Search has received instructions to launch the marketing of units at Lodge Farm Trade Park, just off Barn Way, to the north-west of the town centre.  A 67,000 sq ft property is immediately available for occupation, whilst a further 32,500 sq ft can be leased from the Autumn.

Richard Baker, a Director at Prop-Search’s Northampton office, said: “The units provide clear span space that it suitable for a variety of storage or manufacturing uses.  Both also have a small amount of ground floor office and ancillary accommodation, and feature minimum eaves height of 4.6 metres and secure yard areas and car parking.”

“Lodge Farm Industrial Estate is already home to national occupiers such as Sue Ryder, Debenhams and Travis Perkins, attracted by its close proximity and ease of access to the A45 and M1 at Junctions 15A and 16.”

The units are available individually or can be combined and are being offered to let on new full repairing and insuring terms.  Initial rents start from only £2.50 per sq ft - subject to lease length and covenant.

Interested parties asked to contact the joint agents for further information - Prop-Search: 01604 492000 or Lambert Smith Hampton: 01604 664366.
